Nueva Andalucía sits directly behind Puerto Banús, filling the valley that rises inland towards the mountains. Locals call it the Golf Valley, and the name explains the layout: several golf courses with residential development threaded between and around them, from beachside apartment blocks to large hillside villas with panoramic views.

It is one of the deepest and most liquid parts of the Marbella market. It is also one of the most uneven, because the area was developed over roughly five decades with very different plot sizes, building standards and planning contexts along the way.

  • Walking or short-drive access to Puerto Banús, the beach and San Pedro without paying front-line prices.

The core of Nueva Andalucía's reputation is the detached villa on a private plot. A great deal of that stock was built between the late 1970s and the late 1990s, which shapes everything about how it should be assessed.

  • Plot value can exceed building value. In several streets, buyers are effectively buying land with a demolishable house on it.
  • Buildability matters: the permitted footprint, height and volume on the plot determine what a developer or an ambitious buyer can do.
  • Original construction quality varies enormously between builders and decades.
  • Extensions and pool houses added over thirty years are common — and so is incomplete paperwork for them.
  • Renovated villas trade at a large premium over unrenovated ones, frequently more than the renovation costs.

That last point is where careless buying happens. If renovated comparables sell at €X and the unrenovated house is priced at €X minus a modest discount, you are paying the seller for work you are about to fund yourself.

Nueva Andalucía has a deep apartment market ranging from 1980s community blocks to recent gated developments with resort-standard facilities. The variables that move price here are different from villas:

  • Floor level, lift availability and step-free access.
  • Parking and storage, which are separately registered in many developments.

  • Not every part is walkable; hillside positions require a car for everything.
